Will You Make This Common Home Inspection Mistake?I'll just do it myself! Famous last words of a well intentioned...but inexperienced home buyer. Shoot! My own son made this mistake! "I can do it my self", he said. Unfortunately, most electrical, plumbing, HVAC , Mold & structural problems are not very obvious to the home buyer of a resale home. Let alone a first time home buyer of a bank foreclosure. Sad to say, my son learned the lesson the hard way, as many home owners do...What did it cost him in the end? The contractor used the front right corner of his homes foundation as a garbage pit. Well after 11 years the garbage began to decompose causing the foundation to crack and the house to settle almost 3-4". The estimates to repair the major structural damage for the 5 posts they would have to sink into the ground some 80 feet to try and jack the house back up... amounted to almost $10,000! That didn't count for the drywall damage repair & hardwood floor repairs after the foundation was jacked up. In the end, he realized that even if he fixed it...no one would EVER buy a home that had such major structual problems. So they sold it as is... For $30,000 less than they should have. What an expensive lesson to learn. Frank learned from his mistake.... Will you?
